Default Sales tax question

I live in Florida. I am getting conflicting information on sales tax on
a modular (not manufactured...an off frame modular) homes. I know that
there is sales tax on a manufactured home (it is treated like a car). I
have one dealer telling us that there will be no sales tax on a modular
because it is just like a site built home. I have another dealer who is
saying there is sales tax, but no cap like on a manufactured home (thus
increasing the price by thousands of dollars). We are not opposed to
paying sales tax if necessary (other than the normal opposition
anyway). We just don't want to pay it if it is unnecessary. I have
called the Department of Revenue. I spoke to a person who said that
there was sales tax and no cap. My DH called too. He spoke to a
different person who said there is no sales tax. What is the "real"
answer? How is someone supposed to find out if the agency that
collects the tax isn't even sure (this is rhetorical...I don't really
expect an answer to this one)?

Try the county property appraiser's office if the home is
going on land you own or in a co-op resident owned park.
You don't pay sales tax on a house, you pay property tax
and don't forget to apply for your homestead exemption.

It also depends on whether you apply for a mobile home
tag or a RP real property tag sticker. I believe you can
have a mobile home paying a MH sticker on land you pay
property tax on as unimproved. There are homes like this
in Boca Raton you could ask the city.

If you will be leasing the land, you pay sales tax as it's
not real property. Doesn't matter what they call it, it's
a mobile home, tax is decided by where you park it.

I didn't verify any of this (drawing of life experience),
you might want to check as things keep changing.

First find a new dealer...The one that told you there was sales tax on a
modular lied to get your business..
There is NO separate sales tax on the sale of a modular or anything you
build on your real estate...It would be rare to have a modular in a rental
community because ownership of a mod transfers with the real estate it is
built on....

So you do not feel bad...there is a tax built in to the sales price.....The
manufacturer pays tax on the materials as he buys them and considers this
part of his cost of materials and reflects it in the pricing of the
house..This way you do not have to feel guilty about not contributing to the
state..

By the way..if you buy a modular home be sure to buy a real modular....off
frame only...on frame is still considered a manufacture home by all those
who matter...banks..zoning boards..appraisers..insurance companies (most
important in Florida)...

Mortgage rates have eased in the last week or so making it the best time to
buy..GO FOR IT...
